Meeting Notes
August 25, 2004
The following are notes from a meeting held at the Local 404 Ironworkers hall on August 25, 2004. The meeting was held to discuss an approach to the erecting of a church building as part a joint effort of the Central Pennsylvania Building Trades and local contractors who are members of CP2.

Annette Tores is the pastor of the independent church Temple of the New Beginnings. She has approached John Compton asking if the Building Trades would consent to donating labor to construct a pre-engineered church building in Harrisburg, PA. There is approximately $ 50,000 available in cash now and she expects to be able to borrow another $ 100,000 for a total anticipated project cost of $ 150,000. The church owns the property now. The church has an option on a pre-engineered building. The price is approximately $ 50,000 for a building that is 100’ x 50’ for a total of 5,000 sf. John Compton has a floor plan that shows a number of classrooms and a sanctuary that is approximately 50’ x 40’.
A plan is needed to allow the Building Trades to supply labor using apprentices who would be directed by the journeymen of the particular trade. Material would be obtained by either contractor donations or funded through the project budget.
A problem is in the construction management and architectural services. Wayne has offered to provide construction management through RT Reynolds. Wayne will also contact an architectural firm he knows to possibly donate some time for the services required. Jim Henry could also contact an architect should Wayne’s source fall through. RT Reynolds will join CP2. Wayne will contact Terry McDonough for details.
We discussed how to get companies involved in particular disciplines. We decided to look at this project as a usual construction job using collective companies to organize the particular disciplines. For example, the mechanical work would be jointly coordinated by several of the mechanical contractors working as a committee to assist in the design, planning, and material procurement of the mechanical systems and plumbing. All of the companies involved would receive proper credit for the donations.
Once an engineer and architect are on board, we could meet to develop a listing of the “trade packages” required for the construction and a listing of pre-construction activities.
A budget will have to be developed. The church will need this for bank financing, permits, insurance, etc.
Kerry just told me that he discussed the insurance issues with his agent and that he was advised that the Church should provide Builders Risk and Liability Insurance and name each particular trade, and I assume contractor, as additional insured.
